The City of Alexandria is undergoing a development transformation. From residential and build-to-suit office at Potomac Yard, to infill development in Old Town and the completion of the new National Science Foundation headquarters in Carlyle, there is development activity happening across the City.
Alexandria currently has more than 4.6M sf of office space, 1.4M sf of retail space, and 9,400 residential units in the development pipeline over the next five years. If you are looking for additional information on the development process or ongoing projects, please contact a member of our staff, or call our office at (703) 739-3820.
The City of Alexandria is committed to providing the most accelerated development review process in the region and facilitates collaboration between the community and the applicant. For new development applications, the City works with the applicant to ensure the project meets basic land use requirements and major issues are generally identified and discussed. During this time, the city and applicant may also present the proposal to local civic associations in the vicinity of the proposed development.
For more information on the city's development process, please see the City of Alexandria Development Review Process brochure.
Development in Alexandria
The City of Alexandria is best known for its historic neighborhoods, but recent years have seen an influx in new development and increased retail, commercial, and residential activity around transit stations. A quick trip around the city shows signs of new construction, prosperity, and economic vitality. Three goals guide the City in planning development: expanding the commercial tax base to generate revenue to provide City programs and services; continuing the City’s commitment to provide housing for all income levels; and nurturing a strong, diverse, and growing local economy that supports local businesses.
The Washington, D.C., metro area continues to be one of the most sought-after places in the country for investment and development, and the City of Alexandria has unique opportunities for developers who possess a commitment to high quality and design. Much of the recent and future development in the City is concentrated in five areas of the city: Potomac Yard, Eisenhower Valley, Old Town & Old Town North, the Waterfront, and Carlyle & Eisenhower East. See our most recent quarterly development map for details on identified, proposed, approved, and under-construction development projects.
